**Crosswater, 32081, St. Johns County.** Landmarks: Crosswater Parkway, Nocatee Town Center.

Crosswater sits inside 32081, which is also where we are based. That is not a
marketing point so much as a scheduling one: travel is not a factor in when we
can get to you, and a second visit — to fit a part that had to be ordered — does
not have to be planned around a drive.

## What actually happens when you call

Two questions come first, before anything about the appliance. What is it doing,
in your words rather than in a diagnosis, and what changed around the time it
started. Then the model and serial number off the rating plate inside the
cabinet, because the serial decides which revision of a part fits and therefore
whether the right one travels on the van.

Then the visit runs its six stages in order: supply and controls; the condenser
and the clearance it has to work in; the door and the seal along its full
length; compartment temperatures logged against setpoint across the visit; fill
and dispense volumes if the cabinet is plumbed; and the sealed system last, if
the five stages before it have not already produced the answer. Most calls in
this village end well before that last stage.

## Why the order saves money here

Because the two most common findings sit near the front of it. A condenser
packed with dust and pet hair adds head pressure to a system already working
against Florida ambient heat for eight months of the year, and it produces long
run times, poor recovery and extra noise — the complete complaint list of a
failing compressor, for the price of a clean.

A door that has stopped pulling flush over its last inch is the other. The seal
breaks at a top corner, humid air enters, the duty cycle rises, and frost
appears somewhere that looks alarming. That is a straightedge and an adjustment.
Both of those get settled before a single gauge comes out, and both of them can
make a healthy sealed system measure badly if they are left in place.

## Ice makers are measured, not judged

Where the call is about ice, the fill is measured with a graduated vessel and a
stopwatch rather than inferred from cube size. A fill valve meters by time
rather than by volume — it opens for a fixed interval and passes whatever the
orifice allows — so anything restricting flow upstream leaves the mold
underfilled and the cube small, with nothing in the ice maker having failed.

The comparison that saves the visit is between the ice and the dispenser. If
both weaken together, the restriction is upstream of the point where the line
splits: the filter, the valve feed, or a supply shutoff that has been partly
closed since a plumbing visit. If only one side weakens, it is downstream. That
single observation halves the investigation before a cabinet is opened.

And before any of it, the freezer compartment gets logged — because a
compartment running a few degrees warm produces small, cloudy, poorly formed ice
from an entirely different cause, and it is the single most common confusion in
this trade.

## Weather is its own category

Around 68 thunderstorm days a year cross this part of north-east Florida, and
the multi-day outages that came with Matthew in 2016, Irma in 2017 and Helene in
2024 left the same signature behind: control boards and inverter electronics
that survived the event and failed weeks later. If a cabinet has been odd since
an outage, say so on the phone. It changes which stage we expect to find the
answer at and what travels with the technician.

## What we service here, and on what terms

Sub-Zero refrigeration only — built-ins, integrated columns, undercounter units,
wine storage and ice makers. We are an independent company, we are not
affiliated with the manufacturer, and we do not work on other brands. Our
technicians hold EPA Section 608 certification, which federal law requires for
opening, recovering from and recharging a sealed refrigeration system.

The diagnostic is $129 flat and is credited toward the repair if you go ahead.
Nothing is ordered and no work starts until you have approved a written
estimate. Repairs carry 90 days on labor and 365 days on parts, with genuine OEM
parts fitted. We work Monday to Friday, 8am to 6pm, and Saturday 9am to 4pm.
