**Del Webb Nocatee, 32081, St. Johns County.** Landmarks: Nocatee Parkway, Crosswater Parkway.

Del Webb Nocatee is the age-restricted village inside 32081, and two things
about it change how appliances here fail. The homes are mostly single-story with
compact kitchens, and a meaningful number of them sit unoccupied for weeks at a
time. Neither of those is a fault in the equipment, and both of them change what
we expect to find.

## Compact kitchens mean undercounter units

Where the larger houses in this ZIP have a full-height built-in plus a bar unit,
homes in this village more often have one built-in and an undercounter
refrigerator or beverage unit in an island. Those are the harder installation of
the two.

A full-height cabinet vents through a grille at eye level, into open air. An
undercounter unit vents through a toe-kick a few inches off the floor, into the
stillest air in the room, frequently with a dishwasher a couple of cabinets away
putting its own heat into the same pocket. The clearance it was specified with
is easily lost — a plinth fitted flush after the flooring went down, a filler
strip overlapping part of the grille, or storage packed into the gap behind it.

The result is a unit that runs continuously, holds a few degrees above setpoint,
and gets louder as the season warms. That is stage 2 of our sequence, it takes
ten minutes and a torch, and it is the cheapest fault on the list. We pull the
grille and read the condenser on every visit here as a matter of course.

## Houses that stand empty

An appliance left running in a closed-up house is not the same appliance as one
in daily use, and the differences are worth knowing before you leave.

Anything standing still concentrates or degrades. Water left in a fill line
evaporates slowly at the mold, so a lightly used ice maker can present worse
after two years than a daily one does after five. Old ice does not simply sit in
the bin either — it sublimates, shrinks, fuses into a block, and takes on the
smell of whatever else is in the freezer. That block is the most common reason a
harvest arm stalls on the first cycle after a return.

So if you are away for more than a few weeks: close the supply shutoff, run the
ice maker until the mold is empty, and empty the bin. It costs five minutes and
prevents the most common call we take from this village in the autumn.

## Power events matter more in an empty house

Around 68 thunderstorm days a year cross this part of north-east Florida, and
the multi-day outages that came with Matthew in 2016, Irma in 2017 and Helene in
2024 left a delayed signature: control boards and inverter electronics that came
back on, worked, and failed weeks later.

In an occupied house somebody notices the outage. In an empty one, nobody does —
so the first sign is a compartment that is not what it should be on your return,
and a freezer that lost and regained its contents in between. If a house has
been empty through a storm, say so when you call. It is a stage 1 question and
it changes what we bring.

## Scheduling actually works here

Most homes in this village have someone in during the day, which means we can
book a weekday morning slot and keep it, rather than working around a return
from an office. We work Monday to Friday, 8am to 6pm, and Saturday 9am to 4pm.
The village is inside our home ZIP, so a diagnostic is normally a same-week
appointment.

## What $129 buys

The diagnostic fee is flat and is credited toward the repair if you go ahead
with the work. On this call we check supply and control response, read the
condenser and the clearance around it, put a straightedge on the door and check
seals along their full length, log compartment temperature against setpoint, and
on any plumbed unit take a timed fill volume and compare it with dispensed flow.
You receive a written estimate before any part is ordered and before any work
begins.

Where a clean, an adjustment or a levelling correction is the whole answer, that
is what the report will say and there will be nothing to sell. Where a part has
to be replaced, it is a genuine OEM part chosen against the serial number, and
the estimate states the lead time as well as the price.

## Scope

We are an independent repair company, not affiliated with the manufacturer, and
we service Sub-Zero refrigeration only — built-ins, integrated columns,
undercounter units, wine storage and ice makers. Our technicians hold EPA
Section 608 certification, which federal law requires for sealed-system work.
Completed repairs carry 90 days on labor and 365 days on parts.
