Sub-Zero Undercounter Repair in Nocatee

An undercounter unit has one problem the full-height cabinets do not: it has to reject its heat through a grille a few inches off the floor, inside a sealed cabinet run, usually in the middle of an island. Almost every undercounter service call in Nocatee starts there, and a fair number end there.

Airflow is the first thing we measure

A full-height built-in vents through a grille at eye level in open air. An undercounter unit vents through a toe-kick, into the same still air that collects at floor level in a closed kitchen. Add a compressor working against a Florida summer, a dishwasher two cabinets away and a run of cabinetry that was fitted after the appliance spec was set, and heat rejection becomes marginal rather than comfortable.

The symptom is not subtle once you know it: the unit runs continuously, holds a few degrees above setpoint, and gets louder as the season warms. Before anyone opens a sealed system, we pull the grille, read the condenser, and check what has been packed in around and behind the cabinet. A condenser blanketed in dust and pet hair is the single most common undercounter fault we see, and it is the cheapest to put right.

Clearance the installer had and you do not

Undercounter cabinets are specified with a clearance around them, and on an island installation that clearance is frequently the first thing lost. A plinth detail fitted flush to the floor, a filler strip that overlaps part of the grille, flooring laid up to the cabinet after the appliance went in, or a drawer front that now sits proud enough to disturb the airflow path all take away margin that the unit was designed to have.

None of it is visible from the front, and none of it is a fault in the appliance. It is also the reason we check whether the unit can actually come forward before quoting anything that requires it to: some island installations release cleanly on their runners, and some have been finished around in a way that means the joinery comes first. We say which before the work starts, not during it.

Water standing in the base

Standing water in the bottom of a drawer unit is nearly always a drain restriction rather than a leak. The evaporator sheds condensate into a drain path that ends in a pan near the compressor, where the compressor’s own heat evaporates it. Restrict that path — with debris, with ice, or with the sludge that accumulates in a unit that gets more humid air than it was designed for — and the water backs up to the lowest point the owner can see.

Drawer fronts and leveling

Drawer units carry their weight on runners rather than hinges. When the front of a drawer stops sitting level with the cabinet run, the seal on the top edge opens first, humid room air enters, and frost or condensation follows in the compartment. On an island installation the fix is usually a runner and leveling adjustment rather than a part, and we will tell you that before we quote for anything.

The plumbed ones are a different machine

Undercounter refrigeration splits into two categories. A refrigerator or beverage drawer with no plumbing has no water side to go wrong, and any diagnosis that puts one there is wrong before it starts. An undercounter ice maker, or any unit plumbed for water, gets the fill and dispense measurements that a full-height cabinet gets: a timed fill into a graduated vessel, the filter judged on what it is passing rather than on its printed date, and the supply shutoff and line checked behind the cabinet.

Bar and cabana units earn a second look, because they are used in bursts. Water left standing in a fill line between uses evaporates slowly at the mold, and a unit run three weekends a month can present worse after two years than a daily kitchen unit does after five.

The diagnostic is $129 flat, credited toward the repair if you go ahead. You get a written estimate before any part is ordered and before work starts. If the answer is that the cabinet is not worth repairing, that goes in writing too, with the reasoning.

Sealed-system work — recovering, repairing and recharging a refrigeration circuit — requires EPA Section 608 certification, which our technicians hold.
