One of the newer villages in 32081, where most calls are not failures at all — they are installation, clearance and settling faults wearing an appliance costume.

Seabrook Village is one of Nocatee’s newer addresses, and that changes what fails. The community-wide housing figure of 2007 does not describe this village — the homes here are considerably younger — so the equipment has not had time to wear out. Most of what we are called to is therefore not a failure.
Installation faults look like appliance faults
In houses this new, a fair proportion of calls trace back to how the appliance went into the opening rather than to the machine itself.
- An undercounter unit with insufficient toe-kick clearance runs continuously and never quite reaches setpoint. Nothing is broken; it cannot reject its heat. A plinth detail fitted flush after the flooring went down is enough to do it.
- A supply shutoff left partly closed under the sink produces weak ice and slow dispenser flow together — and “together” is the signature, because it puts the restriction upstream of the point where the line splits.
- A column panel mounted a fraction out of true opens a seal gap that shows up as condensation along the panel edge, or as an ajar alarm sounding at night when the cabinet contracts as it cools.
- A cabinet pushed back into its opening on a pinched supply line restricts flow in a way that is invisible from the front and identical, symptom for symptom, to a failing fill valve.
None of those is a refrigeration fault, all of them are cheap to correct, and all of them are worth ruling out before a part is ordered. That is what the early stages of our sequence are for.
New joinery settles
Panels and cabinetry move in their first year or two, and a door that has stopped pulling itself flush over the last inch is the usual consequence. A custom panel adds real mass forward of the hinge line, and the hinge cartridge, the closer and the panel fixings all carry that mass on every swing.
The first sign is rarely visible in daylight. It is the ajar alarm at night, or condensation at a panel edge in high summer. Both are a straightedge, a seal check along the full length of the gasket, and an adjustment — not a repair.
What a new house does not exempt you from
Weather. Around 68 thunderstorm days a year cross this part of north-east Florida, and the multi-day outages that came with Matthew in 2016, Irma in 2017 and Helene in 2024 left a delayed signature behind: control boards and inverter electronics that came back on after the event and failed weeks later. A cabinet that went dark during an afternoon storm is a control investigation, not a refrigeration one, and it should not be quoted as the latter regardless of how new the house is.
A new home does, however, usually mean the sealed system is still covered by the original manufacturer terms. Where that is the case we will say so plainly rather than quote you for work you should not be paying for. We are an independent company with no interest in the outcome either way, and telling you to make a different phone call costs us nothing.
The habits worth starting now
Two are worth the trouble in year one, while everything still works.
Photograph a cube from a new ice maker. Cube dimensions are the earliest indicator of a restriction anywhere upstream of the mold, and this is the only baseline most households will ever have.
Replace the water cartridge on flow rather than on date. A filter is rated in gallons and the month figure on the box is an estimate of how long an average household takes to reach it; a restricted cartridge starves a fill valve exactly the way any other upstream restriction does, and produces the same small hollow cubes for the price of a filter instead of a service call.
What the visit costs

We check supply and controls, read the condenser and the clearance around the cabinet, check seal and door travel, log compartment temperature against setpoint, and take a timed fill volume at any plumbed unit. You get a written estimate before any part is ordered and before work starts. Where the finding is an installation or interval issue rather than a fault, that is what the report will say and there will be nothing to sell.

Our house is new enough that I was surprised anything had failed. He showed me the cabinet had been pushed too far into its opening at install and could not shed heat. He corrected the setback and it stopped running hot.

The filter indicator would not clear after a replacement. He reset the control and checked the flow rate at the dispenser, which sorted it. I did have to chase the appointment twice before anyone put it on the schedule.
